OBJECT PARAMETERS Property type: apartment on the first floor in an old house Square footage: 35 m2 Where is located: Lviv Style: Modern The main idea of the project“The first desire was to preserve the authenticity and unique historical charm of this old apartment in the center of Lviv, and the second was to fit everything you need in a small area,” the architects say. —Both have been accomplished.” Color scheme: the color of natural wood prevails (we started from the shade of parquet) in combination with gray Project authors: RE+ design bureau, www.replus.com.ua , [email protected] Living room. Passage to the kitchen. Photo Maxim Sosnov “We got this small apartment, as they say, already with an inheritance,” says architect Dmitry Sorokevich. — The house is old, so many pleasant details like the Austrian parquet (it is more than a hundred years old!) and brick masonry have been preserved in the setting. A large-scale reconstruction was carried out in all the premises. To make the space as functional as possible, we redrawn the plan. Now every centimeter of the area (35 sq m) is 100% used.” A fragment of the living room. Photo Maxim Sosnov “The kitchen is small, but it has everything you need,” says Dmitry’s co—author, architect Kristina Badzyan. – There is a kitchen island in the center. Interestingly, the design is sliding: if necessary, you can increase the area of the countertop. In addition, we have planned a lot of spacious cabinets. The central ceiling lamp (also according to our drawings) adds a more intimate and cozy atmosphere. The construction is massive, you can safely put objects on the metal frame — for example, beautiful vases or ceramics.” Bathroom. The wall is made of glass blocks. The brickwork is covered with a protective varnish against humidity. Photo Maxim Sosnov “We put the sleeping place on the mezzanine under the ceiling,” says Dmitry. — So the bedroom hovers over the living room. It was a rational decision with an eye to save more space. The mezzanine is made of plywood according to our sketches. There is a wardrobe downstairs. The stairs leading up are also a bookshelf.” Entrance to the apartment. The glass hall was designed by architects. The steps made of Korten steel floating in the air are specially left unpainted. Photo Maxim Sosnov “The bathroom is also quite unusual,” says Kristina. — We got a spacious shower room with brick walls. One partition is made of glass blocks. The entrance hall is located in an attached glass vestibule – the apartment is on the ground floor.” Kitchen. Furniture, according to the sketches of architects. The lamp above the kitchen island is made to order. Self-leveling floor. Photo Maxim Sosnov “We had to make most of the decisions in this project after the fact, sometimes right during the author’s supervision,” says Kristina. – For example, the brick wall in the kitchen was originally planned to be plastered and painted, but when they started cleaning the brick, they decided to leave the masonry open — it was too good! The builders resisted for a long time, sincerely considering the work unfinished. They refused to give up halfway. And although in the end we persuaded them to our side, during the repair they constantly told us “Well, maybe we’ll leave it like that?”hinting at the absurdity of our decision.” The bedroom is located on the mezzanine. Part of the brickwork is painted with gray paint. Closets are planned under the bed. Photo Maxim Sosnov “Another funny fact that cannot be hidden! Perhaps the most attention in the project of this apartment was paid to the cat — for the owners it is a full-fledged member of the family, – says Kristina. – You probably noticed that he appears in almost all the frames. Our task was to think through so that the cat, like all the other tenants, could move freely around the apartment. A round hole was made in the bathroom door especially for him. A similar “window”-a manhole leads to a glass vestibule.” Sleeping place on the mezzanine under the ceiling. Downstairs there is a wardrobe. The steps to the mezzanine are also a bookshelf. The diameter of the metal tubes is 16 mm – everything is strictly according to the calculation of the architects. Photo Maxim Sosnov Bedroom. Photo Maxim Sosnov Living room.
