What the smallest apartments in Moscow look like: from 7 m2 to 13 m2

We often write about design solutions for small apartments. But how small can modern housing in Moscow be? We decided to check and went through the real estate sites. In our selection — the most microscopic studios that we managed to find. The area of the smallest is only 7 m2! Do you want to see what they look like?

Incredibly, but a fact: there are many studios with an area of only 13 square meters in Moscow residential complexes! At its core, this is one room into which it was possible to cram a kitchen, a bathroom and a small work area. Of course, it is difficult to talk about convenience, but, as realtors say, such apartments are in good demand. “People are buying them up like hot cakes. They are interesting because, as a rule, such houses have cool entrances, common areas — a lot of things that are not in the old five—story buildings, – says Natalia Kunitskaya, director of the Metro.Estate real estate agency. — Yes, there are a number of disadvantages associated with the fact that sometimes the noise insulation is not good enough, the cost of utility bills is higher, but in general they are cool.” Is this really the case? Let’s take a look.

Studio 13.3 m2, 6/10 floor

Vernadsky Avenue district, 6,000,000 rubles (400,000 rubles/m2)

Here is a typical example of such a studio “renovated in a prestigious area of Moscow,” as the ad says. The location is really great: three minutes walk to the metro station Prospekt Vernadskogo. Ecologically clean Southwest of Moscow, near the park of the 50th anniversary of October, Udaltsovsky Ponds, Moscow State University. Is it worth it to live in a 13-meter cage, where only the bed fits, and you have to cook with your back against the closet? But the building has a marble hall and a lobby with a fireplace.

Studio, 13, 2 m2, 2/7 floor

Arbat district, 8,000,000 rubles (606,061 rubles/m2)

We liked this studio on the second floor of a seven—storey building more – at least because the house has high ceilings, and therefore we managed to make a mezzanine with a sleeping area here. Thanks to this, the studio resembles cozy European apartments, where there is nothing superfluous, but a pleasant atmosphere reigns. There is no kitchen yet, but its location in a niche is a good solution that will not clutter and weigh down a small space. The seller says in the ad that this is a great opportunity for investment — perhaps this is true: the apartment is small, but with great potential (which, however, is evident from its price).

1-room apartment, 15 m2, 19/85 floor

OKO Tower, Presnya district, 13 500 000 rub (900 000 rub/m2)

Living in the OKO Tower in Moscow City is a dream of many. Here you will have magnificent panoramic views of Moscow, and developed infrastructure — you can not leave the building in the city at all, there is all entertainment and all services. On the other hand, not everyone can live in an 85-storey skyscraper, especially in such a tiny apartment, where claustrophobia can really happen. The layout makes the most of the possibilities of this room — it doesn’t even look microscopic. A nice bonus: you can prepare your morning coffee without even getting out of bed.

Studio, 12 m2, 2/24 floor

Kommunarka district, 4 800 000 rub (400 000 rub/m2)

The cheapest option of all that we found — perhaps because it is already outside the MKAD, in the residential complex “Novaya Zvezda” in Kommunarka. The ad again touts the location with a large number of parks nearby and the landscaping of the residential complex itself. It’s understandable, because there’s not much to say about the studio itself. Dull renovation, reminiscent of bad rooms in provincial hotels. No one seems to be going to work in this studio, because there was no place for a full—fledged desktop here. The kitchen in the hallway is also a so-so solution. However, how else — because the area of the apartment is only 12 square meters. meters. Less is just our next hero.

Studio 7.6 m2, 1st / 12th floor

Vnukovo district, 4,150,000 rubles (546,053 rubles/m2)

And finally, the smallest apartment not only in Moscow, but, perhaps, even in Russia — its area is only 7.6 square meters. meters! In the announcement, this studio is loudly called “superior comfort class apartments”. Comfortable here is only a sleeping place, which occupies most of the room. There is a small table in the corner, a TV on the wall. Somewhere else in the room there was a bathroom, but we did not find the kitchen. Apparently, future owners of comfort class apartments will not have to cook. However, most likely this will not be required: the seller assumes that due to its proximity to Vnukovo airport, it will be rented daily to those who have a delayed or postponed flight.
