The interior combines northern restraint, southern temperament, industrial and natural motifs. A complex but harmonious mix, according to the architect’s idea, should be liked by everyone. The property was being designed for rent, and that is why we had to move in a certain direction that was in demand and work on a bright interior with bright accents. However, the owners, or rather, their possible move to the apartment, were not forgotten either.

The apartment in the north of Moscow was bought for the future. A married couple raising three children, suggests moving into it in ten years, leaving the family nest to the heirs. In the immediate plans of renting a new apartment. Therefore, the two main wishes expressed to the architect were as follows: to make the interior attractive to tenants, and to provide for the ease of replacing the finishes, lighting scenarios and furniture. 

Redevelopment

The zoning tasks turned out to be difficult: in the common space it was necessary to place a full-fledged kitchen with a table for six people, a sofa bed, storage cabinets, a workplace and a piano (in the future). And it was also necessary not to forget about the isolated bedroom. 

In order to realize their plans, they decided to remove all interior partitions, leaving only the walls of the bathroom, and close the passages to the bedroom (on both sides of the bed) with curtains. 

It turned out to allocate a workplace due to the compact organization of the sleep zone. The partition at the foot of the bed was erected due to the need to securely fix the wardrobes and hang the TV panel (its presence was a prerequisite).

Repair

The object was rented without finishing, with partitions one block high, without screed, with the wiring of heating pipes on the floor. When choosing finishing materials, the architect took into account that the relocation of customers to an apartment in 8-10 years should not be preceded by major repairs, the active exploitation of housing by tenants forces the use of wear-resistant and easily updated materials. Yes, and she also did not forget about the limited budget of clients. 

Repair time (2-3 months) affected the choice of construction technologies. The screed was made mechanized semi-dry. Unlike a wet screed, the coating dries quickly, and after 3 days you can return to repair work. 

Do not forget about the sound insulation of the floor and walls. In the general-purpose space, porcelain stoneware was placed on top of the screed, in the bedroom and work corner, SPC laminate (stone laminate) with a wood pattern and laying with a Hungarian herringbone. 

The internal partitions were built of full-bodied moisture-resistant groove-stone slabs. If the laying technology is followed, they do not require alignment, and due to sufficient density, they hold the hanging furniture without additional reinforcement. In the installation area of the washing machine, due to the placement of the collector system of hot water and HVAC, the walls were made of moisture-resistant drywall.The concrete ceiling was cleaned and varnished. 

Before decorating the balcony, the floor in the summer room was insulated and faced with granite, and the walls were sheathed with clapboard. The latter was painted mostly in a bright orange tone. Anthracite was chosen as his companion. A similar technique was implemented on one of the walls in the hallway.

Design

The interior has mixed features of different styles. The loft was taken from the lack of decoration on the concrete ceiling, Scandinavian aesthetics have white walls and wooden furniture, French Boho has an ornament of moldings at the head of the bed, black cornices with a snow-white veil, rattan elements, bright accents. Ethnic notes were brought by orange color, conical lamps and metal tables.

Furniture

There were no window sills in the apartment. The author of the project chose an array of trees. She took into account both the aesthetics of natural material and the possibility of restoration, which is important for an apartment that will be rented out. And although wood is more expensive than plastic, processing and installation by the repair team turn it into a budget option.

Actually, all the furniture was chosen based on the price, durability, and the possibility of updating. In addition to wood, metal, plastic, chipboard and a plastic compact plate (countertop in the washing area) were on the list. All elements made of solid ash and oak: shelves, countertops, window sills were ordered for cutting from the warehouse and brought to the finish on the spot. Over the course of the renovation, the hostess also got involved in the process: she covered the shelves above the work table and the countertop in the kitchen with oil. The metal base for the dining table was ordered in the workshop.

The facades of the kitchen columns hide the built-in refrigerator and dishwasher. For ease of use, the drying cabinet is located below the standard height of the upper modules. It is also complemented by an open section for an electric kettle (an outlet is provided). The whole set is made of moisture-resistant MDF with enamel coating and matt lacquer. The island, equipped with a hob and oven, equipped with drawers, conditionally divides the living room and kitchen areas.

In the concept of white walls that visually expand the space, the functionality is perfectly masked by the same color. Bulky cabinets in the kitchen-living room seem to dissolve and do not press the dimensions.

Textile

The passages to the bedroom are closed with curtains on the ledge that goes over the cabinets. Each of the two canvases consists of a dense curtain and a translucent veil, so the degree of darkening of the sleeping area relative to the living room can be adjusted.

Access to the washing machine is organized from the hallway, from the eyes of household appliances and shelves with mandatory washing accessories are hidden by a thick curtain.

This is my first experience working with real estate for rent. There were certain concerns related to the limited budget and the timing of repairs, but the opportunity to implement ideas that were not supported by other customers and show the result was worth it. Despite the fatigue at the end of the work, I am happy with the result. So, for a long time I wanted to use the orange color bright, attractive, dynamic, and in this project it perfectly matched the wallpaper with herons and greenish shades. I wanted to experiment with textiles, and now such an opportunity has opened up. I picked up not only curtains, decorative pillows, but also bed linen, achieving complete harmony in the bedroom. I hope that in 10 years, when customers are going to move, I will be invited for “cosmetic” design. And with the help of color, changes in lighting scenarios and decorative techniques, this interior will be transformed beyond recognition.
